We work in close collaboration with Indoned Consultancy, a Bali-based firm specialising in legal, corporate, and tax advisory for foreign investors in Indonesia. Indoned handles PT PMA incorporation through the BKPM / OSS system, KITAS sponsorship, and notarial coordination with licensed PPAT notaries in Waikabubak and Waingapu — the two authorities that register every land title on Sumba with the Badan Pertanahan Nasional (BPN).
Every transaction we close is structured to comply with the Basic Agrarian Law (UUPA No. 5/1960), Government Regulation PP 18/2021 on land rights, and the 2020 Job Creation Law (UU Cipta Kerja) — the three instruments that govern what foreigners can and cannot hold in Indonesia.
Our team lives between Bali and Sumba. We walk every plot we list, know the kepala desa (village heads) in Lamboya, Wanukaka, Kodi, and Tarimbang personally, and have cultivated a six-year relationship with the BPN offices in both West Sumba Regency (Waikabubak) and East Sumba Regency (Waingapu). That relationship is why our due-diligence timelines are measured in weeks, not months.
Local knowledge also means respecting Marapu tradition and the adat consent process that sits alongside formal title. On Sumba, a plot is not truly transferred until the community has been properly introduced to the buyer — a step that does not appear on any government form, but one we never skip.
