Land for Sale in West Sumba, Indonesia

West Sumba — the regency around Waikabubak and the island's southwestern coast — is the established investment corridor of Sumba Island, Indonesia. Paved access, regular flights into Tambolaka, and a growing cluster of boutique resorts make it the clearest entry point for international land buyers.

West Sumba Regency (Kabupaten Sumba Barat) spans roughly 737 km² across the western quarter of Sumba Island, in the East Nusa Tenggara province of Indonesia. The regional capital, Waikabubak, sits 42 km inland from Tambolaka airport and acts as the administrative and notarial hub for every land transaction in the region. Our on-island legal partner and the BPN land office of record are both located here, which keeps due-diligence tight.

The southwestern coast from Lamboya down to Wanukaka is the most mature beachfront investment belt on the island, catalysed by Nihi Sumba and the follow-on hospitality capital that has arrived since 2018. Titled beachfront here transacts between €140 and €240 per m². Elevated ocean-view parcels 200–800 m back from the shoreline trade between €45 and €95/m², typically a 60% discount to frontage while retaining the same panoramas. For context, comparable beachfront in Bali's Bukit now exceeds €700/m² — West Sumba is often described as Bali twenty years ago, and the pricing still reflects it.

West Sumba also offers the best infrastructure context on the island: mobile coverage across most villages, grid electricity in all coastal centres, drilled-well water viability on most plots, and year-round vehicle access on paved roads within 5–15 minutes of the main beachfront bays. Construction logistics are 15–25% cheaper than East Sumba thanks to the port at Waikelo and the concentration of contractors in Waitabula and Waikabubak.

Every West Sumba plot in our inventory has been pre-cleared through the BPN in Waikabubak for coastal setback (sempadan pantai) compliance, title chain, and adat (community) consent. Foreign ownership is available via Hak Pakai (right-to-use) for individual residential buyers, or Hak Guna Bangunan via PT PMA for investment or hospitality use. Transaction timeline averages 6–10 weeks from offer to fully transferred title.
