Pricing depends entirely on location tier — ocean-view inland plots from €40–80/m², coastal parcels from €90–200/m².

The legal pathway for smaller plots typically uses Hak Pakai (right-to-use) held by the foreign individual, with a 30-year term, renewable. This structure is appropriate for single-family residential use, avoids the overhead of a company, and is the most common route for villa investors on Sumba.
